Rent lands at the bank. The receipt writes itself.

Your accounts connect by open banking, and the bank feed is the source. When a payment arrives, InTenure works out who paid, posts the receipt and allocates it against their invoices, with a confidence and a reason on every match. We calibrated it by replaying 13,815 bank lines a real agency had decided by hand; the payer key it learns is right 99.5% of the time it decides. Money out works the same way, down to the BACS file for the payment run.

  • What it isn’t sure of goes on a short list with the candidates lined up. One click to match, and anything can be undone.
  • Transfers, loans and distributions are recorded as what they are, never forced into a rent receipt to make things balance.

Client money and the books

Every pound knows whose it is.

Every movement through a client account is attributed to a landlord, including the ones that settle no invoice, so you can see one landlord overdrawn while the account is in credit. A single balance will never tell you that. Each landlord gets a full set of books of their own: their ledger, their invoice numbering, their year end, and VAT filed with HMRC under their own registration.

  • Reconciliation against the bank’s own closing balance, and filed VAT figures are frozen for good.
  • Landlords sign in and see their own portfolio. Accountants get the books for their landlords only, and can take them away.
  • A daily sweep proves the books agree with themselves, and names the records if they don’t.

Claim a number, or forward the one you already give out. The assistant verifies the caller, then answers from the live ledger: the balance, what each invoice was for, when the next rent is due and how to pay it. It logs a repair and works out from the lease whose problem it is. Ask for a person and the call comes through to your team, inside the app, with the caller’s details already on screen.

  • Nothing is disclosed until the caller is verified. Every disclosure is logged.
  • Transfers to a colleague, the queue or voicemail; missed callers wait on the dashboard until somebody rings back.
  • Every call transcribed, summarised and filed on the tenant’s page.
